I had a fantastic stay at this guesthouse. The breakfast was super nice with a wide variety of croissants, and the coffee was delicious. The staff was friendly and attentive, and the host spoke very good English. The hotel facilities were clean and modern. The location was very close to the metro station, making it easy to get around the city. Additionally, it was just a short walk away from the Vatican, which was a major plus.
No issues.

Excellent base to visit all sites on foot. Five minute walk to the Sistine Chapel, further five minutes to St Pieters Sq & Vatican. A good choice of restaurants, snack bars on the same street. Please please dine at the "all brothers" restaurant , two min walk from the Vatican, fantastico. You must try 'the old bridge' ice cream shop, just down from the Sistine chapel....amazing, prepare for queues. Rooms very good size. Really comfy bed. Linda who made our breakfast some mornings, was most helpful and always greeted us with a smile. Thank you Linda.
The area is extremely noisy with traffic early morning. Air-con very noisy or does not work. No iron facilities available. Bring your own. Small fridge would be good to have in the room. Breakfast is provided in your room, but you need to go out of your room and ask the girls. You can ask for cheese/ham or cheese toastie, pastries, cappuccino and orange juice. If you are peckish, you should ask for all. In this case, if you don't ask, you don't get! Checkout is too early - 10am.

First of all everyone should beware of that it is not a Hotel but just "Bread and Breakfast". More specifically, it is just a private apartment to stay in an old building. That means there is no reception, no any sign down the building telling you this is Vatican City Holidays. Second, do not surprise when you find the room you stay is very different from the pictures on Booked.net. The third thing you should bear in mind is that their check in time is from 13:00-20:00. We arrived at Rome Fiumicino airport at about 21:00 pm due to flight delay. We tried to call the landlord immediately after we arrived, but nobody picked up the phone. More importantly, since we were the first time traveling in Rome, we were not familiar with the streets, it took us more than an hour to find Vatican City Holidays after we went our from the nearest Metro Station. The reason is like what I've said, there is no obvious sign indicating their "Bread and Breakfast", and since it is not a hotel, even you ask the local people in that area, they were still not able to give you the precise direction. So finally we spent our first night at another nearby hotel. The second day when we speak with the landlord he told us that he refuse to refund for the first night because we were late. I think this is ridiculous because as a first time traveller to Rome, after arriving at the airport, you need to spend at least one hour to get to the city centre. From the Roma Termini Station you need to take Metro for like 15 minutes and after you get out from the Metro, you still need to spend lots of time walking around and around to find this apartment. Roughly, you need to spend at least about 2-3 hours after you arrive at Rome Fiumicino airport, which means you must catch a train or flight that arrive before 17:00 pm in order not to miss the check in time. I think Booked.net also has the responsibility to tell all customers that it is not a hotel but just an apartment to stay.

The staff was friendly and accommodating. The location was convenient, with easy access to public transportation and great restaurants nearby. The room was comfortable and well-equipped for a pleasant stay.
The bathroom had a persistent unpleasant odor that made it difficult to stay in the room for long periods. Additionally, there were plumbing issues that needed attention.

Our stay at Vatican City Holidays Guesthouse was amazing. The location was perfect, with the Vatican Museums and other tourist attractions just a short distance away. The room was clean and spacious, and the owner was incredibly friendly and helpful. The breakfast provided at a nearby coffee shop was delightful, although I would have preferred a more savory option. Despite a few minor drawbacks, I would highly recommend this guesthouse to anyone visiting Rome. I had a fantastic experience and would definitely stay here again.
